Two Housing Eras
910 Of 3,244 Cohasset Homes Were Built In 1939 Or Earlier
Census Bureau estimates for 2020 to 2024 place about 28% of Cohasset housing units before 1940, with a median build year of 1968. In the older houses, plan for surprises under the floor and behind plaster; in postwar homes, original plumbing from the 1960s may simply be near the end of its working life.

Online Permits
Cohasset Building Permits Moved To Electronic Filing
As of its web page archived in February 2026, Cohasset's Building & Inspections department had converted to electronic permitting, asked for all building permits to be filed online, and scheduled inspections by contact with the office. The same department handles plumbing, gas, and electrical inspections, so one office sees the whole bathroom job.

Grinder Pump Rule
Town-Owned Grinder Pumps Fall Under A One-Strike Policy
The Sewer Commission page, archived in February 2026, describes a policy in place since December 2018: after the first clog in a town-owned grinder pump caused by wipes, floss, or similar items, the resident pays for later service calls. Ask your remodeler to keep thinset, grout rinse water, and debris out of every drain.

Mostly Owner-Occupied
About 83% Of Occupied Cohasset Homes Are Owner-Occupied
Census estimates count 2,522 of 3,037 occupied Cohasset units as lived in by their owners. When an owner-occupied home has one to four units, Massachusetts requires the remodeler to be a registered Home Improvement Contractor, which opens the state's complaint and arbitration process to you if something goes wrong.

Coastal Flooding
Cohasset Has Identified 166 Coastal Flooding Pathways
A February 2025 MAPC memo calls inland and coastal flooding a pressing climate hazard for Cohasset. If you're redoing a basement or ground-floor bath on a low street, ask about water-tolerant materials and how high the vanity, outlets, and fan switch should sit.
